Concerns over Rhodes Crossing development

RANCHO PENASQUITOS (CBS 8) – North County residents are pushing back against a proposed development in Rancho Penasquitos.

The project would be developed in the open space near Camino Del Sur and Carmel Mountain Road.

Wednesday night the Rhodes Crossing developer held an informational meeting with residents at the Rancho Penasquitos Library. More than 100 people showed up to learn the plan on Lot 2 had been scaled down to 300 units to 75.

“It's supposed to be 30 units in that area, yes it's coming down but it needs to go down further,” said Gloria Kuramoto who lives south of the project in the Park Village community.

The entire Rhodes Crossing project includes a total of more than 500 apartments and detached homes.

“Hearing numbers and thinking it's an awful amount of units and it's really not,” said Land Consultant Ted Shaw with the Atlantis Group.

Families fired back with public safety concerns.

“I think before you go forward with any of this show us the traffic [impact],” said a resident.

This is overwhelming for many families. Rhodes Crossing is one of three projects proposed in the open space. There's a "Merge 56" plan that includes hundreds of homes, apartments, a movie theater, a hotel, retail and business offices.

KB Homes also plans to build more than 91 houses on other lots around the area..

“We are talking about all these small projects but all-in-all when you put them all together you are talking a big, big mess,” said Kuramoto.

A plan that still needs to be re-worked to convince these residents.

“I'd like to know specifically why you think this plan offers a benefit to our community,” said a resident.

The developer, Keith Rhodes, refused to speak to CBS News 8. The consultant says the concerns mentioned in the meeting will be considered when they make changes to the plan. They hope to submit an amended project to the City of San Diego in the next two to three months.

The Rancho Penasquitos Planning Group will meet on March 4 to discuss and vote on Merge 56. The meeting will be held at 6:30 p.m. at Double Tree Hotel in the Sandpiper Room.
